Provider submits asset

Asset provider submits via the 5-step issuance wizard. KYB verification, ESG scoring, AI classification, and pricing score computed automatically.

AI scores and prices the asset

18-criteria composite score determines the listing tier (Premium ≥80, Standard ≥65, Basic ≥50). Listing fee = AUM × tier rate. Dynamic adjustments based on market conditions.

Tokens issued on-chain

ERC-7518 or ERC-3643 tokens minted on Polygon PoS via Coinbase Prime custody. Each token = legal fractional ownership of the underlying SPV position.

Investors buy via secondary market

KYC-verified investors browse, match via CityZeen AI, and buy tokens with SEPA (EUR) or USDC. Settlement T+2. Yield distributed quarterly.

Cloudflare Cron runs weekly repricing. Price history logged to D1. Market pulse feeds from JLL/CBRE/Savills benchmarks (Q1 2026).

Three ways to tokenize a real asset

CityZeen supports three distinct tokenization models. Each serves different asset classes, investor profiles, and regulatory pathways.

Model 2 is the recommended default The Digital Share / SPV Token works for all asset classes and is the most straightforward regulatory pathway under MiFID II and the Luxembourg securitisation framework.

Model 1 — AI Composite Score Token

The AI score token represents the CityZeen 18-criteria composite score of an asset, not direct ownership. It functions as an independent scoring product applicable across all three tokenization models.

Use cases: Benchmark product, institutional data licensing, Bloomberg-tier API access at €8,000/month.

Token standard: ERC-20 on Polygon PoS.

Model 2 — Digital Share / SPV Token

Each token represents a fractional ownership of a Special Purpose Vehicle (SPV) that holds the underlying real asset. This is the primary model for CRE, mixed-use, hospitality, and infrastructure assets.

Recommended for: Office, Residential, Logistics, Hospitality, Mixed-Use, Infrastructure, ESG projects. Fully regulated under the Roundtable.eu SPV wrapper.

Token standard: ERC-3643 (T-REX) or ERC-7518 on Polygon PoS, with built-in transfer restrictions for KYC compliance.

Yield distribution: Rental income distributed quarterly to token holders via SEPA or USDC. Distribution proportional to token holdings.

Model 3 — Surface-Area Token

One token = one square foot (or square metre) of LEED/green-certified real estate. Ideal for logistics warehouses, land, and residential CRE where surface area is the primary value driver.

Not applicable to infrastructure or ESG assets. Requires a separate yield distribution layer. The 1 trillion CZT total inventory is anchored to the 29 billion sq ft of LEED-certified global CRE (USGBC 2024).

Token inventory: 1 trillion CZT total announced. 100 billion available to customers now. Each CZT = 1 sq ft of LEED/green-certified CRE space, eliminating currency exposure.

CZC — The Settlement Token

CZC is CityZeen's platform token. It is not speculative — it is a fixed-value settlement instrument.

Transparent, algorithmic fee structure

CityZeen fees are calculated by the AI pricing engine, not set by a salesperson. The composite score drives the tier, the tier drives the rate.

Transaction fees — investor side

All buy/sell transactions on the secondary market are charged to the investor at 0.5% of transaction value. Split 60/40 between provider and investor to align incentives.

18-Criteria composite scoring

Every asset receives a composite score from 0–100 before listing. The score is computed by the CityZeen AI engine using Claude Sonnet and Cohere embeddings.

CityZeen is regulated from day one. The Roundtable.eu SPV provides the full compliance wrapper while CityZeen pursues its own Luxembourg AIF MiFID II approval.

KYC / KYB process

All participants complete identity verification via Sumsub before accessing the platform. No anonymous participation is permitted.

Investor KYC

Identity document + liveness check + AML screening. Automated via Sumsub. Typically approved within 24 hours. Result: KYC approved / pending / rejected.

Provider KYB

Company registration documents + UBO declaration + AML check + ESG attestation. Reviewed by CityZeen compliance team. Currently processed via Roundtable.eu SPV.

Ongoing monitoring

Quarterly AML refresh for institutional investors. Annual KYB update for providers. Suspicious activity flagged automatically to aassmus@cityzeen.co.
